Maintenance Director

Responsible for preventative maintenance, painting and repairs inside and outside the facility to provide ! a safe, attractive and orderly environment for the benefit, use, enjoyment and protection of residents, staff and visitors. Conducts routine tests and inspections on various facility systems such as the emergency generator, sprinkler systems, door alarms, nurse call system, hood and duct systems, and hot water system. Conducts fire drills monthly. Initiates and updates the fire and disaster preparedness plans. Follows all Extendicare policies and procedures.

ESSENTIAL FUNCTIONS:
Supervisory Responsibilities
- Makes daily work assignments.
- *Directs the work of employees.
- Schedules lunch and rest breaks
- Authorizes early departure from work.
- Authorizes overtime.
- Reassigns employees from one area to another area as facility needs dictate.
- Prepares written evaluations of assigned employees.
- Enforces fac! ility policies with authority to issue Disciplinary Action Rep! orts as needed.
- Authority to suspend employees for rules violation.
- Initials time records to authorize variances.
- Interviews applicants that will be assigned to his/her area of responsibility.
- Receives and handles employee complaints.
- *Participates in training programs and assists in orientation of new staff.
- *Prioritizes work orders. Participates in repair work such as masonry, carpentry, painting, plumbing, electrical, and HVAC.
- *Schedules, delegates or completes work orders.
- *Monitors work orders for completion on a timely basis.
- Establishes preventative maintenance schedules.
- Keeps accurate records of maintenance performed.
- Recommends building equipment improvements.
- *Performs periodic maintenance chec! ks of building, grounds, facility and equipment.
- Keeps a current inventory of maintenance supplies, tools, equipment and stock.
- *Responsible for conducting routine tests of various systems and equipment such as the emergency generator, fire alarm, sprinkler system, hood and duct system, door alarms, nurse call system, and hot water system.
5. Facility Disaster Plan
- *Holds and documents fire drills once a month per shift per federal/state regulations and Extendicare guidelines.
- *In-services all facility staff on fire fighting, safety and disaster preparedness plans. Demonstrates use of fire extinguishers and resident evacuation procedures.
7. Obtains bids for facility capital expenditures.
8. *Orders app! roved supplies, materials and equipment for the maintenance department ! within budgetary constraints. Purchases supplies and equipment using Extendicare procedures and approved vendors.
9. Coordinates maintenance services with all other departments and services.
10. Completes forms and reports as required. Maintains records of all maintenance activities.
11. *May be on call for emergencies 24 hours a day. Works overtime, holiday and weekend hours as scheduled.
12. *Complies with laws and regulations applicable to position and acts in accordance with Extendicare Health Services, Inc.âs Corporate Compliance Program.
13. Treats all residents, visitors, and staff with courtesy.
14. Follows facility dress and hygiene policies.
15. Safety
- Knows and follows facility rules.
- *Demonstrates proper use of equipment. Reports equipment needs or repairs.
- Follows facility smoking policies.
- Reports and documents any incidents or accidents of residents, ! staff or visitors to the appropriate facility personnel.
- Reports all hazardous conditions/equipment to Supervisor.
- *Performs duties, which may include transportation of residents, as assigned in Facility Disaster Plan.
- Uses required protective equipment.
- Follows infection control standards, policies and procedures.
- Knows Resident Rights. Helps the residents/patients exercise and/or protect their rights.
- Reports resident/patient complaints to management.
- Maintains confidentiality of resident/patient information.
- Follows and adheres to Extendicareâs policies and procedures implementing HIPAA requirements for the privacy and security of protected health information.
- Uses and/or discloses only minimum amount of Protected Health Information necessary to complete assigned tasks. (Applies only if position requires access to PHI un! der Role Based Access Grid.)
- Reports all suspected violation o! f companyâs HIPAA policies or procedures to Facility Privacy Designee.
- Performs other duties as directed by facility management.
MINIMUM QUALIFICATIONS:
Education: High School diploma preferred.
Experience: Prior maintenance experience required. Prior supervisory experience preferred.
Skills, Knowledge and Abilities: Must possess a current driver's license and be able to drive the Center's vehicles. Knowledge and ability in electricity, plumbing, HVAC, refrigeration, carpentry, plastering, and painting preferred. Must be 18 years of age or older. Ability to plan, organize, prioritize, and complete work with a minimum of supervision. Ability to relate positively, effectively and appropriately with residents, families, community members, volunteers and other facility staff. Possess special interest in, and a positive attitude about, working! with long-term care residents and the elderly. Ability to read, write, speak and understand English. Meets all health requirements, as required by law.
